Concept to Construction
Stage 1
Predesign
After an initial meeting, I will start to gather key information such as the certificate of title, drainage plans, zoning and town planning information. We may also need to have your site surveyed, on your behalf, to accurately define contours and boundaries. Issues with regard to existing planting, water courses and soil type may also need to be addressed.
Stage 2
Concept Design
When the project's parameters are established, I can begin developing concepts. These will be influenced by project scope, budget and your individual requirements.

During concept development I will investigate a number of ideas looking for advantages of site and setting and ways to design more efficiently.
Stage 3
Developed Design
Once a concept is agreed upon, I'll test the ideas, refine the details, and shape the final design. This stage is crucial because it's your last chance to fine-tune the project before planning begins. If you have any additional requirements, now is the time to mention them. Your budget becomes important during this phase, so think about your priorities regarding time, quality, and cost, and decide who will make the final decisions. You may decide to hire a quantity surveyor to estimate the costs or leave the prediction to myself and any other consultants working on the project. I can assist in any resource consents and help you find a planning consultant if your project requires it.
Stage 4
Detailed Design
Once resource consent is approved, your project will progress to the detailed design phase. This is the advancement of the design to a level of detail that allows a construction contractor to assess the full scope of the project. This will include construction details, materials, components, systems, finishes and specifications.

The design will then be prepared for the building consent application, including all necessary documentation for approval. I can also assist you in selecting a builder who fits the specific needs of the project through a thorough tender process. Choosing a skilled and detail-oriented builder is crucial, as their workmanship can significantly impact the final outcome of the design.
Stage 5
Contract Administration
I can also provide administrative support during construction, this can involve managing and assessing invoices, contract queries from the builder and any unforeseen design decisions should they arise.
